ClanVerify · A NaijaClan service
The verdict comes last. The evidence comes first.
Before you pay for land or a house in Nigeria, an independent file is built on the ground — registry, charting, acquisition status, seller, and the plot itself — and graded in one of three findings. Never by the seller's people. Never a title opinion: a factual report you can check.

Finding language
How a finding reads — in this language and no other
Every report ends in evidence-graded findings. The finding is page one. Underneath it sits the reasoning — every claim cited to its exhibit and graded SOURCE DOCUMENT · OFFICIAL RECORD · FIELD OBSERVATION · THIRD-PARTY STATEMENT — so a "does not support" can be challenged, a "supports" can be audited, and nobody has to trust a summary. Where an adverse finding rests materially on what third parties said, the seller is offered a right of reply before the report issues. Read a complete one: the sample verdict (synthetic, labelled synthetic).
Every stated check completed, no material adverse finding.
Named conditions must be met first, each one written down: a charge discharged, a consent obtained, a discrepancy between registry channels resolved.
The file contains a defect a buyer should not pay through: acquisition land, a broken consent chain, a seller who is not the title holder, a plot that is not where the plan says it is.
What is checked
The full published checklist
Registry search, Surveyor-General charting, government-acquisition status, seller identity and (for companies) CAC standing, litigation and dispute checks, and an unannounced physical visit with neighbour and community interviews — the complete checklist, published in full.
Two-channel rule. Registry and charting results are obtained through two independent channels. A single-channel title chain can never produce a clean finding; a disagreement between channels is reported as a finding, not averaged away.
Independence rule. The lawyer, surveyor and inspector on your case are never the seller's people, never the agent's people, and never each other. Anyone with a connection to any party is barred from the case the moment the connection is known.
The two tiers
| Full verification — $399 | Document-only — $199 | |
|---|---|---|
| Registry, charting, acquisition | Yes — two channels | Yes — two channels |
| Seller / CAC / litigation checks | Yes | Yes |
| Physical site visit | Yes — unannounced, full evidence standard | No |
| Neighbour & community interviews | Yes — minimum two neighbours | No |
| Best for | Any plot you are seriously about to pay for | Screening several plots before choosing where to spend on a full file; titled urban land where the papers are the main risk |
| Limit, stated plainly | A visit is a dated observation, not a watch | Paper can be perfect over the wrong ground. Document-only findings say so, on page one, every time |
South-East and complex-title cases carry a published complexity surcharge of $50–$100, quoted before intake, never after.
The window, stated
Five working days, measured
Pilot cases run to a five-working-day standard: findings issue within five working days of the evidence set being complete. The December pilot is timed against that standard, case by case — and at launch this line is replaced by the measured figure, with its case count and dates, whether it flatters us or not. The refund ladder below is measured against the window in force on your case.
The remedy
If we get it wrong
Not delivered in the promised window: full refund, automatically. A stated check omitted: we complete it or refund. A finding later shown wrong on a check we stated we performed: refund plus a defined remedy set in the terms, and the correction protocol — you are told, the report is marked superseded on the public register, the corrected file issues within five business days. Verification reduces risk to what records and a visit can show; it does not abolish risk, and this page will not pretend otherwise.

Where things stand, plainly.
NaijaClan is in its pilot stage. Services open only when each has been walked end-to-end on real cases and passed a combined launch gate — evidence first, sales after. Nothing on this site is for sale today: no checkout, no deposits, no dates promised. Read how the service works, study the sample file, and request access so your case is in the first intake when the gate passes.
